Annapolis, Maryland — Realterm, an independent global investment manager focused on the transportation industry, announced the acquisition of 6330 Basehore Road located in Mechanicsburg, PA on July 8, 2025.
The 8.1-acre industrial outdoor storage (IOS) facility features a 6,960-square-foot maintenance shop with four maintenance bays, a fuel island and two points of ingress and egress. The property is fully leased to Ryder Truck Rental.
“Central Pennsylvania is a strong transportation market that acts as a break-bulk hub for New York and New Jersey, serving as a nexus for Northeast and Mid-Atlantic distribution,” said Stephen Panos, Managing Director, Senior Fund Manager, Realterm. “These robust market fundamentals coupled with the area’s lack of developable land presented a fruitful opportunity and aligns seamlessly with our investment strategy.”

The property benefits from its location in proximity to I-81, I-76, I-83 and I-78, allowing users to access more than 45% of the U.S. population in less than a 24-hour drive.
“Highlighted by its prime location in the PA I-78/I-81 industrial corridor, 6330 Basehore Road offers unparalleled connectivity throughout the region and beyond,” said Arnie Capute, Vice President, Investments, East Region at Realterm. “This transportation-advantaged asset exhibits the specific characteristics we seek in a property, making it an excellent addition to our portfolio.”
Jennifer Stein of JDS Real Estate Services, Inc. referred by Roberto Susi & Jose Sasson Lerner of Axiom Capital Advisors facilitated the transaction and represented the buyer.
